A Fall Gutter and Foundation Checklist

foundation crack repair
A few hours of seasonal maintenance can help direct water where it belongs: away from your foundation.

  • Clear gutters and downspouts. Remove leaves, sticks, granules, and other debris so rainwater can flow freely.
  • Inspect gutters during or after rain. Look for overflow, drips at seams, sagging sections, and downspouts that back up.
  • Watch for pooling near the home. If water regularly gathers near the foundation, the grade, drainage setup, or downspout placement may need attention.
  • Examine basement walls and floors. Check after a heavy rain for damp spots, seepage, stains, or changes in odor.
  • Use a dehumidifier if the basement feels damp. The CDC recommends keeping indoor humidity as low as possible, generally no higher than 50 percent.
  • Address leaks quickly. Whether the source is a foundation crack, plumbing issue, roof leak, or basement seepage, the goal is to stop the water source.

When to call for professional help

It is a good idea to seek professional guidance if you notice repeated basement dampness, visible mold-like growth, recurring musty odors, water entering through a crack, or materials that have remained wet after a leak or flood.

If water has entered the home, drying should begin as soon as it is safe to do so. The EPA and CDC both advise prompt drying after water damage, generally within 24 to 48 hours, to reduce the opportunity for mold growth.

For larger water events, contaminated water, extensive visible growth, or damage to porous materials such as carpet, drywall, or insulation, professional evaluation is especially valuable. It can help you understand the extent of the moisture, identify the likely source, and determine the right next steps for your home.
